Camping/Glamping Site Facilities -

Ok so i am in the process of preparing to open a Camping/Glamping site on the Devon Coastline ,

The site will have 4 Cabins and 6 Glamping Pods on it that will all be fully kitted out and fully self catering

So they will all have Kitchens, Bathrooms, Tv's and Internet etc ,

More Cabins and Pods will be added at a later date as well as an outdoor swimming pool ,

Site Parking will be offered ,

What i am wondering is what other facilities people would want to see on the site ?

Any ideas welcomed , Thanks :)

Depending on whether it will also cater for tents/caravans, electric hook up points, small shower/toilet block, washing up area/fresh water supply. Portable fire bowls with barbecue grill, selling the logs/briquettes etc is reasonably profitable. If there are owners facilities on site selling basics like egg milk bread bought from local farmers. Outside wooden benches and table for each pod, small play area for children, climbing frame/slide etc.

No plans so far for tents or Caravans I want to keep it strictly Wooden.

Cabins and Pods ,

I am considering a small shop and maybe a cafe bar to accommodate thr pool but it's near a well known beach with supermarkets etc very close.

I am the sole owner.

Outside Garden furniture will be supplied and maybe Hot tubs although the pool will be heated .

No fires will be permitted but a BBq area will be built.

I detest Caravans

Good luck Poco ive found South Devon dog friendly north Devon not so, if you take out the caravans accomodation wise, but tbh I will stay anywhere if they serve chips

Yeah animals will be welcome as in Cats and Dogs in certain cabins and Pods,
Fish and Chips are readily available already in about 10 local locations
There are plenty of local Caravan parks already local but nobody offering what I am ... ...

I always went to golden sands in Exmouth, till my dog ran in another caravan stole a sausage off someone's plate, I was deported off site in ten minutes flat, bit more happened tbh, but is it far from Torquay Poco?

Dedicated fire pits, so nobody burns the grass with their bbq
Already stated a BBQ area will be built ,

Every structure will be wooden.

No Firepits.

Are you sure you'll make a decent profit with only 10 cabins and pods?
And I wouldn't worry too much about 'luxuries' etc, because people want to get away from all modern stuff and to experience the novelty of living relatively rough for a while away from all mod cons.
All i'd personally want would be either a small on-site grocers shop or one in a village within easy walking distance, how far to Brixham?..:)

Luxury is exactly what am aiming for ,

Yes and good profit my business model is solid ,

6 Pods and 5 Cabins to start with ,
One of the cabins I will be living in ,

More will be added later,

They will pay for themselves in under a year they are very profitable ,

Groceries etc available locally anyway ,

Very close to Paignton.

Just to add I have done the research and stayed at glamping sites myself over the last year

There is a camp site in a place called Flagg near Moneyash in Derbyshire, it has designated “ fire baskets “dotted around the site for campers to have open camp fires, that's what i meant by fire pits.

No no don't take me wrongly i am happy for your input ,

The only fires on my site will be BBQ's in a designated area away from the Cabins/Pods etc

Everything on the site will be wood.

Fire meets wood ends badly.

I am going for a certain image which isn't for everyone but it's want i want ,

People sat around camp fires singing "Kumbayaaa" isn't what i want :)

The Torquay to Brixham ferry, costs a pound, it may have gone up this year, like everything else, there are a lot of boat cruises, you can do from Paignton Torquay, son of god, recall theres a day one to Dartmouth stops a few other places

First and foremost would be a well stocked BAR. Plenty of JD and Ice cold coke. Some prosecco for the ladies and also buckets of ROUND ice cubes.

I have round ice cube molds in my freezer. Every time i get my ice balls out it tickles me and all those around me.

A resident DJ with a free Mic session where anyone can get up and sing.

Quality bedding and nice bathroom facilities.

If this is true. I'd like to know how you have financed it.

You state you are the Sole owner. So you already own the land.

How much was the land and how did you pay for it.(Cash/Mortgage/Inherited)

How much capitol do you have to finance the development to get it where you want it to be.

Is there an opportunity left for a cash investor.?(< I'm serious about that.)

I already own the land

I have funded it with the compensation I received from the Ukrainian Army as he was killed fighting with the ILDU

The site will be named after him "Jay Morais "

The rest is a bit personal tbh
